Looking into our service management guide I had found that in the roof key fast formulas there is a rubber roofs, replacement complete and that quotes 1.50 hours per foot. The unit is 37 ft in length and when multiplying that by the 1.50 we end up with 55.5 for hours it would take to do a complete R&R of this roof. The 42 hours would not be enough. We will need the 56 hours

@Morgan Z From GD: For this unit is  for roof membrane—38 ft. x 1 hr. per ft. And you added in the pre auth. 2 decking boards which I give you 2 hrs. each total 4 hrs. which comes to 42 hrs. which management approved.

Is this just for the rubber membrane or does this also include the R&I for the solar panel, ac unit, and the mushroom vents on top of the roof? The estimate that I had given includes the R&I of all the vents, ac, and solar panel along with the roof membrane. Could you please verify that this is correct with GD as well?

I have included the labor code from the service management guide that we have and it would state that we would need 56 hours for the roof repair itself and then with two sheets of decking being at 2 hours per sheet it would put us at 60 hours for the whole roof R&R

1001 CUSTOMER REQUESTED. The manufacturer couldn't hit the pre-drilled holes in two pancake vents and one solar plug-in, and it caused all three to crack and let moisture in damaging four pieces of decking. The manufacturer also missed the pre-drilled holes on the rear power vent, causing it to crack. Their are a few small holes in the sealant that I cleaned and sealed. The previous year that I did a roof inspection, i noticed and noted an area by the a/c that didn't look right, but it isn't soft. This year their is a 32x48 section that is soft. There are no punctures in the fabric, and the only thing mounted in the roof in that area is a pancake vent, and all the sealant looks good around it. The only thing i can see that could possibly let water in is the back side of the vent has a cut out and water/snow could have got in there over the winter and somehow got underneath the alpha sealant causing the wood to rot. Two other areas are starting to do the same thing as what happened by the rear a/c. Im willing to bet by spring both sections will be soft as well. I'm recommending a complete roof replacement with two sheets of decking. I went inside and disconnected the a/cs. I cut the sealant around all the roof fixtures, and i can see that two pancake vents, one solar plug-in, and one power vent are cracked because the manufacturer couldn't hit the existing holes I removed all the screws and removed everything on the roof. I removed the front, rear, and side screw tracks, cut the membrane into strips, and peeled the membrane off. I removed the screws that I could in the damaged decking and used a pry bar to take the four pieces of decking off. I pulled all the remaining screws that will get in the way of the new decking, peeled the thermal barrier back, removed any damaged insulation, and let the roof dry out. While the roof was drying out, i used the old decking as templates and cut out the new decking. I put new insulation in the roof, stapled the thermal barrier back in place, and put the new sheets of decking in place. I screwed the decking down and went around the edges and seams with fiba-tape. I grabbed Jo and Cody, and we rolled out the new fabric. I cleaned the sealant and putty off of all the roof fixtures and screw tracks and re puttied everything. The new vent has a different color lid so i swapped the lids. I put all the screw tracks back on, and the roof membrane won't tuck under the front cap very far, so I added a secondary screw track. I taped off the side tracks and sealed along the top edge with non leveling dicor and used silicone along the bottom edges. I put everything back on the roof and sealed around everything with dicor.
